How Buy Ratings are scored

Every property gets a transparent, reproducible score from 1 to 10. Strong Buys (8+) rise to the top of every search so you spend your time on the deals that actually matter. Every factor is visible — so you can challenge any rating, not just trust it.

Cash-on-Cash Return

35%

Strongest signal — 15%+ scores max points; negative cash flow is penalized heavily. Measures what your actual cash put into the deal will earn in year one.

Cap Rate

30%

10%+ scores max points; sub-2% is penalized. Normalizes the deal regardless of financing so markets can be compared fairly.

Property Quality

20%

Beds, baths, age, amenities, and price per sqft. Protects against high-yield deals that come with hidden condition risk.

Payback Period

15%

8 years or less scores max; no payback path is penalized. Captures how fast your capital is recycled back into your portfolio.
